Piper Company provides honest and ethical appraisals for Pierce County

Honesty and Integrity: Piper Company

Appraising is a profession, and appraisers are professionals. The rigors of becoming a licensed appraiser have become more difficult than ever in the past. That's why it goes without question in this day and age that real estate appraisal can unquestionably be called a profession as opposed to a trade. In our field, as with any profession, we have a strict ethical code.

We have quite a few obligations as appraisers, but first and foremost we answer to our clients. Generally, in residential practice, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. Appraisers are privy to a lot of data, and like an attorney, can only discuss many of these matters with their client. As a homeowner, if you desire to review the appraisal document, you generally should obtain it from your lender and not the appraiser.

Other responsibilities include numerical accuracy depending on the assignment's nature, acquiring and keeping a certain level of competency and education, and naturally, the appraiser must bear a professional demeanor. Here at Piper Company, we take these ethical responsibilities very to heart.

Appraisers can also have fiduciary responsibilities to third parties, such as homeowners, sellers and buyers, or others. Those third parties normally are spelled out in the appraisal assignment itself. An appraiser's fiduciary duty is limited to those third parties who the appraiser is aware of, based on the scope of work or other things in the framework of the job.

Piper Company has an established track record for producing appraisals with the highest of ethics. Contact us today to learn more.

Appraisers also have rules outside of boundaries of clients and others. For example, appraisers must be able to produce their work files for a minimum of five years - something else Piper Company makes a part of their standard routine.

We meet or exceed the industry standards and rules set in place for ethics. We won't accept anything less from ourselves. Doing orders based on contingency fees is never an option. In other words, we don't agree to do an appraisal report and base our pay upon coming up with a particular value conclusion. Anyone should be able to see that inflating a value to achieve essentially a bigger paycheck is unethical! We just don't do it.

Finally, the Uniform Standards of Professional Appraisal Practice explicitly describes unethical behavior as the acceptance of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We diligently follow these rules to the letter which means you can be at ease knowing we are working hard to get you an accurate home or property value.

As soon as you request an appraisal from Piper Company, we'll make sure you're getting the professional service you expect along with the business principles we're known for.
