A Few Hints for Shorter Turn Times
The appraisal profession is evolving at all times. Often, it seems, appraisers are asked to include additional information or have steps added to their data gathering. They do this additional work to ensure the end user gets the best data. In order to stay current with the continuously changing requirements, Piper Rosenberg, Inc is constantly seeking new tools and improving processes in order to increase efficiency so we can do more work for you. Since Piper Rosenberg, Inc knows that time is important to everyone, we've listed a handful of things you can do to trim turn times when you order an appraisal with Piper Rosenberg, Inc:
- Are you ordering appraisals online? With online ordering, you receive automatic e-mail acknowledgements that the request was received, and fast, secure .PDF format report delivery. This tip single-handedly will save the most time! We don't have to re-key information from a fax, and you don't have to wonder whether the order was received.
- Are you providing complete and accurate information about the subject property? There's nothing like being one number off on the street address to unnecessarily slow down an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. We even welcome lists of recent sales from the area — however, remember that professional appraisers are lawfully required to do their own due diligence on comparable sales, and ours may differ from yours.

- Be sure to tell us about the unique features of this property. Cookie-cutter houses are relatively easy to appraise. Most of an appraiser's time is spent analyzing how unique features contribute to or detract from what otherwise would be a property's market value. Let us know up front when ordering your report if there are unique elements of the home or surrounding area -- for example, it's had a recent addition constructed, it's subject to zoning restrictions, and it's predisposed to flooding. While these are things that we will find out on our own, knowing them as early as possible makes your report arrive faster.
- What are you doing to make the homeowner of the home aware of what to expect? One of the most inefficient tasks of the appraisal process is confirming an inspection date with the occupants of the home. Many current homeowners are understandably apprehensive with the idea that an unknown persons wants to come in their house, look around, and make copious notes. Many commonly think they ought to make the place spotless before the inspection, with the belief that will increase the appraised value and will put off the appointment until they can get around to cleaning.
Coming directly from you -- a trusted party with whom they already have a business relationship -- some information about the appraisal process, who we are, and especially that dusting and polishing won't make a significant difference in their home's value, will help move the process along for everyone. Our website has several pages of helpful information about the appraisal process for homeowners. I encourage you to share it with your customers. They can even call us if they want to meet the staff and learn more about our services. Remind them it's to their benefit to set the appointment as soon as possible!
- Our website is a great resource for following your report's status. Why are you still playing phone and fax tag when our website offers up-to-the-minute status updates available online, anytime, 24/7? As each important milestone in an assignment is completed, that information is instantly available to you online. It's never been faster to track the status of your report.
